Tips for Taking Care of a Commercial HVAC System

But with spring approaching, now is the best time to start talking about air conditioner maintenance—for your business. Scheduling routine maintenance is one of the best ways to care for your commercial Spokane, WA HVAC system, as it helps you avoid major repair issues, saves energy, and improves equipment life.

Maintenance is one of those HVAC services that are important for residential spaces, but even more so for commercial buildings, no matter their size or function. Efficient air conditioning not only manages the comfort of employees, customers, clients, tenants and guests, but is essential to protecting equipment from overheating, too. In a residential space you need only worry about the comfort of a few, while in a business setting you have much more responsibility.

Tip #1: Maintenance

We get it, because we run a business too—you are busy and you have plenty to deal with day in and day out. Scheduling service that you don’t need at the moment may seem unreasonable, perhaps a waste of your time or your money. We strongly encourage you to reconsider this, however, since maintenance is a lot more about preventing future problems than it is about solving a current issue.

Commercial maintenance appointments typically take around 1-2 hours for each unit—but if you have a packaged or rooftop unit, you likely don’t have to worry much about us being in your way or causing any sort of business interruption while we tend to your commercial HVAC system. During maintenance, our technicians will thoroughly clean and adjust the inside of your system, and comprehensively inspect it for any pending or potential future problems. This inspection includes:

  • Ensuring the air filters aren’t too dirty and clogged.
  • Lubricating all moving parts to ensure they function properly.
  • A safety check to protect your commercial space and everyone in it.
  • Tightening electrical connections and checking on the refrigerant charge.
  • A thorough check on rooftop units.

Tip #2: Repairs

Let’s say we notice a drop in your refrigerant charge—this would mean you have a leak that must be located and repaired otherwise your system can suffer. It won’t be able to do its job effectively and as a result, will work much harder than it has to in order to reach the desired temperature levels. This puts too much strain on the system and can cause it to break down much earlier than it otherwise would have.
